First you should have a detailed Move-In Inspection form on which you note ANY AND ALL imperfections of the place, inside and out, even things like torn screens and marks on the floor/walls.. Then you BOTH sign it and keep copies for theMove-Out to compare.

Note (and both sign) a detailed list of maintenance items agreed to. Personally, I would exclude all painting, repair, major maintenance. I would restrict ALL exterior maintenance to lawn/garden care and trash clean-up. Your insurance should cover your private property and personal liability only. The property insurance should be on his end. I&#039;d eat the pest control (roaches, not termite).

Your lease should have terms for the landlord entering the premises. Usually, it&#039;s &quot;reasonable right of entry with 24 hour written notice.&quot;  A quick walk-through every three or four months seems reasonable.</description>

		<description>Your also free to negotiate any part of the contract that you wish.  However, insurance is a good idea since the landlord homeowner insurance only cover his property...not your personal belongings.  BTW...yes, security is refundable as long as you leave the rental in the same condition you received it in.</description>

It&#039;s worth a try, it&#039;s in excess to ask you to pay, especially exterior, what if a rotted board falls off, gutter leaks, etc. that&#039;s too costly for you to be responsible for.  It sounds like the house isn&#039;t selling because it does need repairs and owner wants to find someone, you, to pay for the repairs.</description>
